Do I need a party wall surveyor?
Yes, if you are planning construction work that falls under the Party Wall etc. Act 1996. This includes building on or near a boundary, working on a shared wall, or excavating within 3 or 6 metres of a neighbouring property’s foundations. A qualified party wall surveyor ensures the process is handled legally and protects both you and your neighbour.
How much does a party wall award cost?
A party wall award starts from £600 depending on the complexity of the project, number of adjoining owners affected, and whether an agreed surveyor or separate surveyors are appointed. We provide fixed transparent quotes with no hidden fees and we do not charge VAT.
Do you charge for party wall notices?
No. We prepare and serve party wall notices completely free of charge. This includes notices under Section 1, Section 2 and Section 6 of the Party Wall Act 1996.
Can a neighbour refuse a party wall notice?
A neighbour cannot legally prevent you from carrying out notifiable work, but they can dissent from the notice. When a neighbour dissents (or fails to respond within 14 days), the dispute resolution process under the Party Wall Act 1996 is triggered, and party wall surveyors are appointed to negotiate and issue an award.
Is a Party Wall Award legally binding?
Yes, a Party Wall Award is a legally binding document under the Party Wall etc. Act 1996. It sets out the rights and responsibilities of both the building owner and adjoining owner(s) and can be enforced through the county court if necessary.
